Situated across the Taveuni Coast Road from Vacala Bay's beautiful sandy beach, each half acre plot in the Resort Development boasts 180 degree uninterrupted ocean views. The gently sloping gradient provides each villa site with an unimpeded ocean view of the world famous Somosomo Strait and the second largest island, Vanau Levu. An abundance of tropical fruit trees such as coconut, mango, banana and papaya grow wild in the Resort and throughout the rest of the island.
The Integrated Resort approvals which are in place gives each plot owner the option to generate income - should they wish - when they are not in residence by renting out their villa to holiday makers. This also allows the VAT on the purchase price to be refunded. In addition to that there are NO property taxes in the Fiji Islands.
Land
There are three types of land in Fiji: native trust land, crown land, and freehold land. Native land (87.9%) is owned by indigenous Fijians and can be leased but never sold. Crown land (3.9%) belongs to the State. The rest (< 8%) is freehold land which can be bought and sold freely and owned forever, either by Fijian residents or foreign investors. Each of the 14 half acre plots which make up Vacala Bay Resort Estates together with the resort site are freehold land and have their own titles for sale.
Vacala Bay Resort Estates falls within the tourism sector of Fiji. For foreign investors this means that the Reserve Bank of Fiji (RBF) allows up to 75% local borrowing and 25% cash contribution to come from offshore. These are RBF's guidelines; however, the exact percentages will depend upon the specific banks' lending criteria.


Infrastructure
Roads, water, phone line and internet are supplied to each villa site. All freehold titles are issued for immediate transfer. Power in the form of solar panels and/or generator will be for each plot owners' expense as will a septic tank for sewerage at the time of building.
The concrete driveway within Vacala Bay Resort Estates gated community allows easy access to each plot and the full time caretaker - Menji, is resident at the development. An annual fee of approximately $1000 FJD is levied to each plot owner to cover the cost of maintenance of the common resort site property and the caretakers' fees.
